A property decision is a tax decision.

Buying, improving, renting, or selling can change more than your property portfolio. A timely conversation helps you understand the reporting, potential deductions, and future consequences before you commit.

Deductions & depreciation

Review investment property costs, improvements, financing, and depreciation history. Consider whether a specialist cost segregation study merits further evaluation, including fees, documentation, usable losses, and future sale consequences.

Sales, gains & 1031 considerations

Review adjusted basis, selling costs, depreciation-related tax, and estimated payments before closing. Discuss exchange eligibility and coordinate with a qualified intermediary early when a 1031 exchange may be appropriate.

Participation & the broader return

Evaluate rental property tax planning alongside your other income and activities. Review time records and material participation when considering real estate professional status and passive loss treatment.

CLIENT PERSPECTIVE

Strategy worth discussing.

“As someone with a tax background, I appreciated speaking with someone who understands strategy, not just forms.”

Byron, a former Enrolled Agent with a CPA spouse, sought a second opinion involving rental property and business taxes. His review describes a potential tax-saving strategy. He prepared and filed his own return.

Bring the details. We’ll connect the picture.

Bring purchase and sale documents, depreciation schedules, improvement records, ownership details, and a summary of upcoming decisions. If participation is relevant, include contemporaneous activity and time records.

Real Estate Tax Strategy & Write-Offs FAQs

Does cost segregation guarantee an immediate tax benefit?

No. A study can change depreciation timing, but usable deductions depend on the property, applicable law, and loss limitations. Fees and later sale consequences belong in the decision.

Can I sell a rental and simply reinvest the proceeds tax-free?

Reinvestment alone does not establish a qualifying 1031 exchange. Eligible property, transaction structure, handling of proceeds, and deadlines require review before the sale.

Does my real estate license qualify me as a real estate professional for tax purposes?

A license alone does not establish the tax status. The qualifying work, time requirements, and material participation need their own factual analysis.

When should we talk about a planned property sale?

Ideally before listing or committing to a transaction, while there is time to review your basis, possible tax exposure, and available planning options.

Can quarterly consultations help property investors?

Yes. Reviewing acquisitions, improvements, financing, income changes, and potential sales during the year creates opportunities to address questions before filing season.
